How we work

Stages of work on a land plot

A stage is closed only once the document is in hand. That gives every step a result you can verify, and keeps the elapsed time visible at any point.

Stages of work on a land plot
Stage What happens Time Document produced
01 Screening A first pass using the public cadastral map and the Unified State Register of Real Estate (USRN). We look at the land category and permitted use, protection zones, red lines (public right-of-way boundaries), whether the plot conforms to the master plan and the local land use and development rules (local zoning), and whether it has road access. Plots that will not get through are dropped here. 3–10 days USRN extract
02 Title check The full chain of title, encumbrances and attachments, easements and leases, third-party rights, litigation, the seller's bankruptcy risk, and whether the person signing has authority to do so. 10–20 days Legal opinion
03 Structuring The form of the sale and of payment, a letter of credit or a notary's deposit, a preliminary contract with conditions precedent, the size of the earnest money deposit and what happens to it if a condition is not met, and how either side exits. 2–6 weeks Contract, payment structure
04 Change of status Land reclassification, change of permitted use, splitting or merging, boundary surveying and cadastral registration, utility connection terms, formalising road access. The longest stage and the one that creates the most value. 4–14 months Reclassification order, connection terms
05 Bringing to market Selling as a single lot or in parts, taking an equity stake in the project, or handing the plot to the buyer with a complete document set and support through to the entry being made in the USRN. 1–3 months Title transfer registered

These timings reflect our practice in the Rostov Region and Krasnodar Krai. Stage 04 depends on decisions by regional and municipal authorities and can run past the upper bound. We give the range rather than one convenient figure.

Legal review

What we check before the earnest money deposit is paid

The list is the same for all three ways of working. We will not shorten it to move a deal along faster.

The plot

  1. Land category and permitted use as recorded in the USRN
  2. Conformity with the master plan and the local land use and development rules
  3. Whether the boundaries are fixed and whether they overlap adjoining plots
  4. Zones with special land use conditions: utility, sanitary and water protection zones
  5. Red lines and any facilities of local significance that the planning documents place on the plot
  6. Lawful access over public land rather than across someone else's plot

Title

  1. The whole chain of title, not just the latest entry
  2. Encumbrances, attachments and bans on registration action
  3. Easements, leases in force and other third-party rights
  4. Spousal consent, shares belonging to minors, inheritance grounds

The seller

  1. Cases in the commercial court records
  2. Bankruptcy filings and creditors' notices of intent on Fedresurs (the federal register of company disclosures)
  3. Outstanding enforcement proceedings
  4. The signatory's authority and the validity of any power of attorney

The deal

  1. How payment is made and when title passes: a letter of credit, an escrow account, or a notary's deposit
  2. Conditions precedent and what happens to the earnest money deposit if a condition is not met

Documents

What you receive at the end
